Lettings Policy
Who can apply to be housed by the Association?
The Association provides accommodation for the elderly. These are people of – or very near – retirement age. Our accommodation is all in the village of Effingham. Any elderly person can go on the Association’s waiting list, but priority is given to people who have relations or close friends living locally. It is unlikely that anyone who has no connections with Effingham will be offered accommodation.
Types of Accommodation
Accommodation consists of sixteen letting units, mostly fully self-contained flats, at two locations in Effingham.
Allocation of Accommodation
The allocation of accommodation is entirely at the discretion of the Management Committee. In deciding lettings, the specific factors considered are as follows:
Tenant Welfare
The association does not provide a Warden on call service and cannot, under any circumstances, undertake to attend to the welfare needs (meals, medical services, etc) of tenants.
Sponsors (relatives or close friends) of successful applicants are required to accept such responsibility, to sign an undertaking to this effect and to be responsible for finding another local Sponsor should they leave the district.

- Strength of Connections with Effingham (our preference is for people who are or have been residents of Effingham, or have family who are resident, or in rare cases, have similar with neighbouring villages)
- Are fit and active
- Lack of security of tenure
- Vulnerability because of age, any medical condition requiring the need for family support
- Condition of present accommodation, its state of repair and decoration and its general suitability for the needs of the applicant and distance from the nearest relative
- Length of time on the Association’s waiting list. This is considered when choosing between applications if all other factors seem about equal.
